The Telangana government has launched the Telangana 2BHK Housing Scheme 2023 offering 2 BHK houses to eligible candidates at different prices based on the location. The primary objective of this program is to provide comprehensive housing to homeless individuals and those categorized under the Below Poverty Line (BPL) in the state. Each home under this scheme is equipped with two bedrooms, a living room, a kitchen, and two bathrooms, ensuring a decent living space for the beneficiaries. The state is committed to distributing a total of 5.72 lakh homes to the less fortunate. The Greater Hyderabad Municipal Corporation’s District Collectors and Commissioner have established clear guidelines for the systematic distribution of 2BHK houses at affordable prices.

In alignment with the chief minister’s Independence Day announcement, the Telangana state government is set to begin distributing over 70,500 units from the 2 BHK housing program. The focus remains on delivering these homes to the awardees as swiftly as possible. The primary goal of this initiative is to offer well-equipped housing to Below Poverty Line (BPL) or homeless residents in the state.

Telangana 2BHK Housing Scheme Eligibility Criteria

  • Beneficiary Family: The family must be categorized as Below Poverty Line (BPL) and should possess a valid Food Security Card in the name of the beneficiary or the beneficiary’s spouse (in case of a widow, widower, or physically challenged person) with a unique identification number.
  • Homeless or Living in Substandard Housing: The scheme is designed for families who do not have a permanent home and are either living in huts, katcha homes (poor-quality houses), or rented homes.
  • House Sanction: The house under the scheme will be sanctioned in the name of the family’s housewife.
  • Selection Process: The selection of beneficiaries in each Assembly Constituency is carried out considering the Scheduled Caste (SC), Scheduled Tribe (ST), and Minorities composition (from available eligible SC/ST/Minorities). The overall district will maintain this composition to ensure equitable distribution among these categories.

The Telangana government, under the Dignity Housing Scheme, is set to commence the allocation of over 65,000 2-bedroom housing units starting in the first week of August. This allocation process will unfold in six phases and continue through the third week of October 2023.

The Greater Hyderabad Municipal Corporation (GHMC) has been responsible for the construction of over one lakh two-bedroom homes, with a significant portion of them already completed. Additionally, ongoing construction of apartments is underway, and if these units are finished by the allocation date, they will also be included in the distribution process. This initiative aims to provide quality housing to eligible beneficiaries in the state.

The overall unit cost for the 2 BHK housing units includes not only the cost of the housing itself but also the development of essential infrastructure. The anticipated total cost of the project is estimated to be Rs 18,000 crores, with Rs 3,230 crores already approved for the project. Additionally, the state government has requested assistance from the central government for infrastructure development.

Unit prices differ based on the location, with the cost being 3.4 lakhs for rural areas and 3.5 lakhs for urban areas. This pricing structure is designed to make housing affordable for residents in different areas of the state.

Basic infrastructure components, such as water supply lines, electrical lines, approach and interior roads, drainage, and sewage lines, will also be integrated into the housing project. The state government has further requested that electricity connections be provided under the Pradhan Mantri Sahaj Bijli Har Ghar Yojana-Saubhagya. If this request is granted, beneficiaries would enjoy more affordable electricity rates, contributing to the overall affordability of living in these housing units.
